A strategic infill redevelopment, the four-storey Enhanced Energy Code compliant building replaces two single houses. It provides a variety of unit sizes and configurations near shopping, transit, recreation facilities and parks. The balconies are fundamental to its architectural expression, and are structurally separate from the thermal envelope. They provide private outdoor space, storage and solar shading to maximize energy performance, and created the angled ‘pilasters’ that characterizes the facades. The deep, sheltered balconies enhance livability for the upper units, while for the ground floor apartments, street-front landscaped patios foster connection to the community and surrounding landscape.
